Project Description

New edge of town centre neighbourhood

We were contracted as architects on the development of this former local authority flat estate to create a new 'blind to tenure' neighbourhood of 130 mixed dwellings.

The brownfield site is situated on the North East edge of Bolton town centre and previously housed deck check access flats.

Whilst located in an urban environment, the site was surrounded by green space which dictated the design.

The two phases of the development were in partnership between two housing associations, a private developer and the Local Authority.

The brief was to create 130 dwellings in a mixture of houses, bungalows and apartments. The challenge was to operate a 'blind to tenure' neighbourhood whilst delivering each of the four clients' specific briefs.

The buildings and external environment were designed in conjunction with an artist, as part of Bolton's 'percent-for-art' policy.

Key Features

  • Blind to tenure scheme.
  • Built to Code for Sustainable Homes Level 3.
  • Extensive collaborative working with four developers to ensure a coherent development.
  • Public art incorporated in scheme.
  • Specific units designed for ethnic minorities requirements.
  • Home families short term accommodation unit incorporated into the scheme.
  • Creating a new inner city neighbourhood.
