Fire remediation of landmark residential development in Ancoats
BTP Architects acted as Architect and Building Regulations Principal Designer on behalf of IRS Construction for the successful fire remediation of Advent 1, 2 and 3, a landmark residential development in Ancoats, Manchester.
The three buildings comprise 386 apartments across five to seven storeys and were funded through the Building Safety Fund to address external wall fire safety issues. Working alongside Zenith Management, Thomasons and DFC, BTP supported the design and delivery of extensive façade remediation works, including the removal of multiple non-compliant cladding systems and their replacement with fully compliant, non-combustible façade solutions.
The project involved the design and installation of new external wall insulation (EWI) systems, fire-stopping measures and replacement façade materials, carefully selected to achieve compliance with EWS1 requirements while maintaining the original architectural character of the development. Additional works included balcony and walkway upgrades and the installation of new fire-rated entrance doors.
Located within a constrained city centre environment, the scheme required careful coordination to minimise disruption to residents while maintaining safe access and construction operations. Through close collaboration with the contractor, consultants and client team, BTP helped deliver a compliant, durable and aesthetically sensitive solution that significantly enhanced building safety for residents.
