Being more than just an architect

Faced with rent caps/reductions, house building targets, the challenge of finding money to build more houses and the scarcity of land, Registered Providers require more from their architects in the current climate than ever before.

So, what is changing? Well, first of all, tenure.

There is a change from 92% affordable housing/rental to 90% for sale – schemes with more for sale to make them stack up financially for the RP.

The scarcity of land means RPs need to compete with one another to find best sites, not just on their own patches.

I believe it is time for RPs to change their mindset and learn from the private residential sector.

They need to sell their homes by marketing them based on private residential model i.e. build show home first.

The list of how architects can help RPs with this is far more substantial than users may think.

We understand where RPs are currently and the challenges they face. We can help drive efficiency.

We can ensure designs are attractive and to private residential standard. We can assist with marketing. We can bring initiative. And yes, we can be more than just architects.

We believe in a land-led approach and holistic design service that delivers the full package, sourcing land and pulling together packages for our clients.

If RPs are to enter the private residential market, understanding what private clients want – equal gardens, higher spec bathrooms and kitchens, kerb appeal – is key.

RPs need to learn the ‘tricks’ of the private rented sector and their architects are there to help with that.
